What Is A Home Inspection?

Advantage Home Inspections will conduct a visual examination of the home to determine the general condition and operability of components listed in the report. The report and inspection is an observation of conditions prevailing at the time the inspection is made and is in no way to be considered as a guarantee or warranty regarding the home or any of its components.

An inspection provides buyers, sellers, property owners and agents with important information essential to evaluating a property's condition. Through inspection, consultation and detail reporting I review:

Exterior: grading, walls, coverings, patios & decks, patio covers, sidewalks & driveways, soffits & fascias, doors, windows, trim, gutters & down spouts, retaining walls, fences and gates.

Structure: foundation, crawlspace, footings & columns, floors, walls, chimneys

Roofing: structure, coverings, flashings, skylights, vent & stacks

Electrical: service entrance, grounding, panel & sub panels, branch circuits, outlets, GFCI, circuit integrity

Heating and A/C: system description, combustion system, a/c components, supply & discharge lines, venting, ductwork & registers, controls & thermostats

Plumbing: main supply line, distribution lines, fixtures, vents & traps & drains, functional flow

Interior: walls, ceilings, windows, floors, doors, stairs, fireplaces, smoke detectors

Having a home inspection is similar to a person getting a physical checkup. If a problem or symptom is discovered, further evaluation by a specialist is recommended.


How Long Will It Take?
In most cases, the average inspection takes between 2 and 3 hours depending on the size, condition and age of the property. Your understanding of the inspection findings is critical to my goal of providing the best customer service available. I encourage you to accompany me through the inspection process to receive a complete consultation and valuable orientation to the property and systems.


When ordering an inspection I will need to know the following:

  • Complete address, including zip code
  • Names of all buyers and buyer’s agent
  • Finished square footage of all floors including the basement
  • Approximate age of the property
  • If the property is occupied or vacant
  • Confirmation that the utilities are on and all pilot lights are lit
  • Who will attend the inspection and who will provide access

Inspection fee due at time of inspection, unless arrangements are made to pay at closing. Visa and MasterCard accepted.
